Project Overview
Our team was contracted to complete excavation and site preparation for the Northpark 13 project, along with mass grading of the Building 12 lot in anticipation of future development.
The scope of work included:
- Moving 140,000 cubic yards of soil to bring the site to design grade
- Preparing 8.5 acres for proposed and future bituminous parking and concrete loading dock aprons
- Excavating for a 210,000 SF industrial warehouse
- Performing a 13,000 cubic yard soil correction to remove swamp deposits and ensure long-term stability
- Importing and placing 7,000+ tons of Class 5 aggregate beneath the building slab for a strong, reliable foundation
Challenges & Solutions
1. Soil Correction for Building Pad Stability
Challenge: Swamp deposits totaling approximately 13,000 cubic yards posed risks of future settlement.
Solution: Excavation and correction of unsuitable soils, followed by the placement of engineered fill and Class 5 aggregate, created a durable foundation capable of supporting the warehouse’s load requirements.
2. Excavation Below Groundwater Level
Challenge: Grading a 125,000 SF wet pond with the bottom extending 5–6 feet below the groundwater table required precise coordination and control.
Solution: Careful excavation methods and close adherence to design elevations ensured accurate grading while maintaining groundwater integrity.
3. Large-Scale Site Coordination
Challenge: Balancing mass grading, soil correction, aggregate import, and future development prep across multiple areas of an active industrial park.
Solution: Our experienced crews and equipment resources allowed us to maintain efficiency while ensuring every phase of the work met design specifications.
